Where should I pay my rent?
Rental payments can be made at the MadHouse – our leasing office at 780 Madison Avenue. You may drop your payment in the white mail drop slot, take it inside, or mail the check to our office. The mailing address is: Management Services Corporation, P.O. Box 5186, Charlottesville, VA 22905. For overnight deliveries, the physical mailing address is: Management Services Corporation, 780 Madison Avenue, Charlottesville, VA 22903.
Please note that if you plan to mail the check, it will be considered late if received after the 5th. Please remember to put your apartment number on the check.
What are the MSC Leasing Office hours?
Office hours at the MadHouse Leasing Office are:
Monday-Friday 8:30am – 6:00pm (September-May)
Monday-Friday 8:30am – 5:30pm (June-August)
Saturday: 10:00am – 4:00pm
Sunday: CLOSED (September-May)
Sunday: 11:00am – 2:00pm (June-August)
When will I be charged a late fee?
A late fee of 10% will be charged to any account with an outstanding balance on the 6th of each month.
Can we pay rent with separate checks?
Due to the large number of residents living with MSC, we ask that rent be paid with one check.

Yes. We accept Visa, MasterCard, and Discover. Please click here to pay your rent online using a credit card.
What do I do if I lock myself out of my apartment?
During regular office hours, you are in luck! Simply stop by the Leasing Office at 780 Madison Avenue, show your ID (your name must be on the lease), and we will allow you to borrow a set of keys to your apartment. These keys must be returned by the close of business that day.
After business hours you must call our Emergency Maintenance hotline at (434) 971-6811. A fee will be charged for this service.
Am I allowed to have a pet where I live?

Can I hang pictures and/or wallpaper or paint my apartment?
You can hang pictures as long as you use small nails. We consider the holes that small nails leave to be normal wear and tear. More permanent alterations to your apartment, such as wallpapering or painting, need prior written permission from your property manager.
How do I get a key to the clubhouse?
To obtain clubhouse access, please bring your photo ID and smartphone to the leasing office to be set up with a keyless pass. Once the one-time $30 access fee is paid, residents can use their smartphones to open the clubhouse doors and access all its amenities. Please check your handbook to see if your property allows access to the MadHouse.
How does a sublease work?
Subleases are allowed for a maximum of three months on a Lease Agreement. There will be a sublease fee of $250.00 and a $50.00 application fee for the subtenant. MSC will qualify the subtenant according to current qualification procedures. All residents on the current lease and the subtenant must sign the appropriate paperwork to complete the sublease.
How do I get a pool pass?
Residents of Oxford Hill, Cambridge Square, Ash Tree, Wellington Court, Preston Square, Rugby McIntyre, Maupin, Cambridge House, and the Pointe at 14th Street have access to a community pool. You must have a pool pass in order to use your community pool. Please visit the Leasing Office to obtain your pool pass. You will need to bring a photo ID and a Marketing Associate will assist you in completing the Pool Hold Harmless Agreement.

How can I sublease my apartment?
You can post your opening or find a sublessor on our roommate connection forum. All sublessors must complete an MSC application and qualify under MSC criteria. The sublease will not be considered complete until all parties have signed the addendum. Please contact us if you have any questions.

The Application Deposit reserves your apartment during the application process which will become the Non-Refundable Restoration Fee upon the commencement date of the Lease. At move out, the Restoration Fee covers a basic carpet cleaning and basic cleaning of the apartment. This will not cover excessive costs incurred for cleaning or damages.

We typically begin leasing October 1st. This date can change from year to year, and some apartment communities are fully leased on the first day of leasing, so please call the office to confirm: (434) 227-4135.
